Crew arrived to find the kitchen ceiling partially collapsed and significant moisture damage across the 1st and 2nd floors. The leak source was traced to the 2nd floor bathroom. An on-site generator was brought in to power equipment throughout the building, and moisture mapping was completed across all four floors to determine the full scope.

Before demolition began, a contents team inventoried and packed all belongings from the affected areas into labeled Content Restorology boxes. Toilets removed from both bathrooms were carefully staged in the bedrooms on protective plastic sheeting. All contents were documented for the insurance claim.
Full bathroom gut and kitchen ceiling removal
Both bathrooms were stripped to bare studs — shower pans, fixtures, drywall, and remaining plumbing connections all removed. The collapsed section of the kitchen ceiling was fully opened to expose the joist cavity above. Lower drywall along the kitchen galley was cut away to allow the wall cavities and subfloor to dry properly. All debris was removed under controlled conditions.
Mold containment and remediation
Active mold found on the original lath and masonry inside both bathroom wall cavities was addressed under HEPA-filtered negative air pressure containment. All affected structural surfaces were treated with an EPA-registered antimicrobial. Before-and-after photo documentation and a full mold remediation report were prepared for the insurance carrier.
Structural drying across both floors
Commercial air movers and LGR dehumidifiers were deployed across the 1st and 2nd floors targeting the exposed joist cavity, kitchen subfloor, and bathroom framing. Thermal imaging confirmed no residual moisture pockets in the dining room or 2nd floor bedroom walls before equipment was removed.
