WHAT HAPPENED

A slow, undetected leak originating from the bathroom on the 2nd floor of this 2,551 sq ft Norwood row home had been traveling through the floor system long enough to cause significant structural damage before it was discovered. By the time H2O Restoration arrived, the kitchen ceiling directly below had partially collapsed, exposing the joist cavity and the saturated subfloor above. Both the 1st floor bathroom and 2nd floor bathroom were stripped to the studs — revealing heavy mold growth on the original lath and masonry walls behind, along with exposed cast iron plumbing that had been weeping for some time. The old-growth hardwood subfloor in the kitchen galley was saturated and the lower section of the drywall had been cut away. Toilets from both bathrooms were removed and staged in the adjacent bedrooms, and a contents pack-out team inventoried and boxed all belongings from the affected areas before structural work began. The living room and dining room on the 1st floor, and the two bedrooms on the 2nd floor, showed no active moisture but required clearing for access. The basement and 3rd floor room were assessed and found to be unaffected.

Crew arrived to find the kitchen ceiling partially collapsed and significant moisture damage across the 1st and 2nd floors. The leak source was traced to the 2nd floor bathroom. An on-site generator was brought in to power equipment throughout the building, and moisture mapping was completed across all four floors to determine the full scope.

Full contents pack-out

Before demolition began, a contents team inventoried and packed all belongings from the affected areas into labeled Content Restorology boxes. Toilets removed from both bathrooms were carefully staged in the bedrooms on protective plastic sheeting. All contents were documented for the insurance claim.

Full bathroom gut and kitchen ceiling removal

Both bathrooms were stripped to bare studs — shower pans, fixtures, drywall, and remaining plumbing connections all removed. The collapsed section of the kitchen ceiling was fully opened to expose the joist cavity above. Lower drywall along the kitchen galley was cut away to allow the wall cavities and subfloor to dry properly. All debris was removed under controlled conditions.

Mold containment and remediation

Active mold found on the original lath and masonry inside both bathroom wall cavities was addressed under HEPA-filtered negative air pressure containment. All affected structural surfaces were treated with an EPA-registered antimicrobial. Before-and-after photo documentation and a full mold remediation report were prepared for the insurance carrier.

Structural drying across both floors

Commercial air movers and LGR dehumidifiers were deployed across the 1st and 2nd floors targeting the exposed joist cavity, kitchen subfloor, and bathroom framing. Thermal imaging confirmed no residual moisture pockets in the dining room or 2nd floor bedroom walls before equipment was removed.
