WHAT HAPPENED

The failure originated at a copper elbow fitting inside the 2nd floor bathroom wall — visible green oxidation and mineral buildup on the joint confirm a slow, ongoing leak over an extended period. Water migrated downward through the bathroom subfloor and into the joist cavity directly above the 1st floor foyer and stairwell, saturating the drywall ceiling until it cracked, delaminated, and partially collapsed. The foyer ceiling shows large-scale blowout with brown tide lines radiating outward from the failure point.
Inside the bathroom, the full extent of the long-term moisture intrusion became clear during demolition: the tub surround drywall, backer board, and base framing showed advanced black mold colonization. The subfloor at the tub-wall corner was completely deteriorated. A removed section of drywall documented during initial assessment showed full-depth mold penetration with visible spore growth across the paper and core.
What appeared to be a ceiling collapse was actually the end result of an extended slow leak from a failed copper fitting. The bathroom had been leaking long enough for mold to fully colonize the framing, backer board, and subfloor — requiring full remediation in addition to structural drying. The scope on this job was significantly larger than the visible ceiling damage suggested.

Emergency response and source identification

Crew arrived to a partially collapsed foyer ceiling and active moisture throughout the joist cavity. The corroded copper elbow fitting in the 2nd floor bathroom wall was identified as the failure point. Plumber was coordinated to isolate and repair the supply line before mitigation began.

Containment and mold remediation setup

HEPA air scrubbers and negative air pressure containment were established in the 2nd floor bathroom before any demolition began. The bathroom was classified as Condition 3 — active mold growth — requiring full remediation protocol prior to any drying or reconstruction work.

Controlled demolition — bathroom and foyer ceiling

The tub surround, backer board, lower wall framing, and deteriorated subfloor were removed from the 2nd floor bathroom. On the 1st floor, the failed foyer ceiling drywall was cut back to clean, dry framing. Exposed joists were HEPA-vacuumed, treated with EPA-registered antimicrobial, and encapsulated where needed.

Structural drying — joist cavity and both floors

LGR dehumidifiers and air movers were placed in the foyer, stairwell, and 2nd floor hallway with targeted injection drying into the open joist cavity. Daily moisture mapping confirmed drying progress across all structural members before any reconstruction was authorized.

Post-remediation clearance and documentation

A post-remediation verification test was performed by a third-party IEP to confirm mold levels returned to normal background conditions. Full moisture mapping reports, before-and-after documentation, and an adjuster-ready scope of work were submitted to the carrier.

The insurance claim was initially filed based on the visible foyer ceiling collapse. Once demolition began in the 2nd floor bathroom, the full extent of long-term mold growth and structural deterioration became clear — adding remediation, subfloor replacement, and additional drywall to the scope.
