On arrival, the team found active water bubbles pushing through the painted skip-trowel ceiling surface at multiple locations, with visible water separation running along the full ceiling-wall junction in the main rec room. Moisture readings confirmed ceiling framing at 999 (meter maximum) and ceiling drywall in the 630–926 range across multiple zones. Emergency ceiling drywall removal was initiated immediately to relieve the structural water load and prevent ceiling collapse before systematic drying could begin. Plastic containment sheeting was deployed to protect flooring and contents during demolition.
Full Two-Level Moisture Mapping — 8 Documented Zones
Following emergency ceiling work, a complete moisture mapping survey was conducted across both basement levels — documenting readings at ceiling framing, ceiling drywall, upper walls, partition walls, lower walls, and wall-ceiling junctions throughout the rec rooms, office, bedroom, wet bar, bath, hall, and walk-in closet areas. All eight documented readings exceeded dry standard, with five locations in the red-alert range and one framing beam confirming 100% fiber saturation in pin-probe mode. Thermal imaging was used to trace the full water travel path from the overhead plumbing failure through both levels.
Ceiling Drywall Removal — Full Scope of Saturated Sections
All ceiling drywall sections that had reached saturation beyond the dryable threshold were removed and disposed of. The skip-trowel texture surface — which had been holding water under pressure — was particularly prone to retaining moisture and could not be dried in place at the saturation levels documented. Removed sections were staged on plastic sheeting for disposal. Exposed framing was assessed for structural damage, treated with antimicrobial solution, and prepared for the structural drying phase.
Structural Drying — Ceiling Cavities, Walls & Framing Across Both Levels
Multiple LGR dehumidifiers and high-capacity air movers were deployed across both basement levels — directing airflow at the exposed ceiling framing, open wall cavities, and all wall surfaces throughout the 2,756 sq ft scope. Airflow was specifically targeted at the structural framing members that had registered 100% saturation in pin-probe mode, with extended drying time allocated to bring the heavily saturated wood back to within acceptable moisture content. Drying equipment ran continuously with daily monitoring checks across all zones.
Contents Assessment & Protection
Both finished basement levels contained recreational equipment, exercise machines, furniture, and personal contents that required protection and documentation during the demolition and drying phases. Contents were moved away from affected areas, assessed for direct water contact, and photographed and inventoried for the insurance claim. Items in the wet bar and bedroom areas were assessed for secondary moisture exposure from the wall saturation.
Daily Monitoring & Complete Insurance Documentation
Daily moisture readings were recorded at all eight monitoring zones across both levels until every location reached dry standard. The full documentation package — including all moisture readings with timestamps, before-and-after photography of every affected area, emergency demolition scope, thermal imaging of the leak path, framing assessment, and itemized scope of work by room and level — was compiled and submitted to the insurance carrier to support the complete two-level claim.
