A plumbing leak inside the wall assembly of this large, beautifully restored historic home on St. Gregory Street in Cincinnati went undetected long enough to travel vertically and horizontally through three finished floors — saturating ceiling corners and crown molding on the upper levels, wicking into wall cavities behind irreplaceable historic millwork and trim, and ultimately pooling beneath the flooring at the stair landing where it soaked through the OSB subfloor sheathing; moisture mapping on arrival revealed readings ranging from 175 in the ceiling crown molding of the finished office level all the way to a 393 red-alert reading at a crown molding junction, confirming the leak path had fully saturated multiple wall and ceiling assemblies across all three floors before a single visible sign of damage appeared at the surface.
Initial visual inspection showed only minor ceiling cracking and staining. Carpet Removal & Subfloor Assessment — Stair Landing

The stair landing carpet was pulled back to expose the OSB subfloor sheathing, which showed heavy dark water staining and early mold growth at the wall-floor junction — confirming the leak had been traveling through the floor system. The subfloor was assessed for structural integrity, treated with antimicrobial solution at the affected corners, and placed under active drying with low-profile air movers directed at the exposed surface.

Injection-Arm Wall Cavity Drying — Without Opening Historic Millwork

Given the presence of irreplaceable historic crown molding, window casings, and trim throughout the home, traditional flood cuts were not an option. Instead, the team deployed a specialized injection-arm wall cavity drying system — a spider-arm apparatus that clips to window and door trim and delivers pressurized dry air directly into the wall cavity through small access points, drying the interior assembly from the inside out without disturbing the finished surfaces. This technique allowed full structural drying while preserving all original millwork.

Crown Molding & Ceiling Cavity Drying — All Floors

LGR dehumidifiers and targeted air movers were deployed at each floor level to address the saturated ceiling and crown molding assemblies. UV drying lights were used at specific locations to supplement evaporation in the tight crown molding profiles. All drying equipment was positioned to maintain airflow through the ceiling cavities without introducing pressure that could further crack or separate the historic plaster and painted trim surfaces.

Daily Moisture Monitoring — Three Floors, Multiple Zones

Moisture readings were logged daily at every monitoring point across all three floors — walls, ceilings, crown molding junctions, subfloor, and baseboard zones — until every location reached dry standard. The 393-reading crown molding area required extended drying time given the depth of saturation. A complete chronological moisture log was maintained throughout, documenting the drying curve at every point from initial reading to dry standard clearance.
