The soaking tub in the primary bathroom — marked as the origin on the annotated floor plan — had been leaking at its base, allowing water to travel through the floor assembly and into the ceiling cavities of the dining room and living room directly below. When H2O Restoration arrived, moisture was confirmed in the ceiling and upper wall assemblies of both rooms, but the drywall and finishes had not yet failed visibly. The home's interior is high-end: tray ceilings with coffered detail, full crown molding, picture-frame wainscoting, and a formal chandelier — finishes that would have required extensive and expensive reconstruction if the ceilings had been opened for conventional drying. Instead, the crew deployed a closed-cavity injectidry system — threading flexible drying hoses through small probe holes punched along the ceiling line to direct airflow inside the cavity — preserving every inch of the finished surface while fully drying the assembly beneath it.
The defining decision on this job was choosing injectidry over demo. The ceilings and walls were wet but structurally intact — which meant they were candidates for in-place drying. Inspection and origin confirmed — primary bath soaking tub

Full inspection of the primary bathroom identified the soaking tub base as the leak source. The migration path was mapped from the bath floor assembly downward into the dining room and living room ceiling cavities below. Moisture readings taken at the ceiling surface in both rooms confirmed active saturation in the concealed assembly.

In-place drying assessment — injectidry selected

Before demolition began, a contents team inventoried and packed all belongings from the affected areas into labeled Content Restorology boxes. Toilets removed from both bathrooms were carefully staged in the bedrooms on protective plastic sheeting. All contents were documented for the insurance claim.

Injectidry system installation — ceiling probe ports

Small injection holes were drilled along the ceiling line at measured intervals across both the dining room and living room. Flexible drying hoses from the PDS-12 injectidry unit were threaded through the ports, directing pressurized airflow inside the ceiling cavity. Red-tip probes marked each injection point and allowed for easy repositioning as needed during monitoring.

Active drying — air movers and dehumidification

Multiple axial air movers were positioned to feed the injectidry system and maintain airflow through the wall cavities behind the wainscoting. An XPOWER LGR dehumidifier captured the moisture extracted from the assembly, venting dry air back into the space. The system ran continuously between monitoring visits.

Daily monitoring — readings logged across all zones

Commercial air movers and LGR dehumidifiers were deployed across the 1st and 2nd floors targeting the exposed joist cavity, kitchen subfloor, and bathroom framing. Thermal imaging confirmed no residual moisture pockets in the dining room or 2nd floor bedroom walls before equipment was removed.

Final documentation and adjuster scope submission

Complete before-and-after moisture documentation was submitted to the adjuster, including daily reading logs, equipment placement records, and the final dry verification readings. Scope covered: injectidry system deployment, daily monitoring, dehumidification, and source-side investigation at the primary bath — with the basement documented as unaffected. Probe holes were patched and the ceilings required no additional reconstruction.
