Emergency response — on site within 60 minutes
Crew arrived to find two distinct ceiling collapse zones in the 11'9" × 13'7" bedroom, with a third area of partially separated drywall at active risk of a secondary drop. The mini-split wall unit, bedding, clothing, and all contents directly below the collapse were documented in place before any debris removal began. The source of the failure — a pipe in the unit above — was confirmed and reported to property management for shutoff.
Safety assessment — secondary collapse risk stabilized
The second collapse zone was still partially attached and hanging when crews arrived, creating an active secondary drop hazard. The at-risk section was carefully documented, then safely removed to prevent further injury risk to occupants. The full ceiling was assessed for additional compromised sections — the radiating crack pattern confirmed the entire ceiling drywall had been weakened by water absorption and required full replacement, not patch repair.
Debris removal and contents protection
The large drywall section that had already fallen to the floor was removed, bagged, and cleared. Debris was swept from the LVP flooring. Contents were assessed and protected with sheeting. The mini-split unit was inspected for water contact and documented for the contents portion of the claim. Protective plastic sheeting was staged over remaining contents.
Ceiling cavity drying — moisture mapping above and below
With both collapse holes providing access to the ceiling cavity, moisture readings were taken at the exposed subfloor and joists above to determine how far the pipe failure had spread horizontally through the assembly. An air mover was staged in the bedroom and directed upward through the collapse opening to begin drying the cavity. A dehumidifier was deployed to maintain drying conditions in the room throughout the monitoring period.
Daily monitoring and insurance documentation
Moisture readings were logged daily at the floor, walls, and ceiling cavity until all readings returned to the dry standard. A complete adjuster file was compiled: floor plan (183 sq ft), photo documentation of both collapse zones, the full-ceiling crack pattern, debris on floor, contents at risk, and a scope of work covering drywall removal, ceiling framing inspection, full drywall replacement, taping, mudding, paint, and contents assessment.
