The
Water heater in the utility room of this Crescent Springs home failed and discharged clean water across the first floor before being discovered. Water spread from the utility room outward through the foyer, down the hallway, and into the open kitchen, dining area, and living room — covering the full 764 sq ft of finished first-floor space. The LVP flooring had begun delaminating and lifting in multiple zones, and photos show saturated planks being removed in piles along with the mold-stained underlayment beneath. A close-up of the wall base shows moisture had actively wicked into the drywall assembly at the floor-wall joint. Air movers were staged in the utility room, hallway, and foyer simultaneously to begin structural drying of the exposed slab.
A key finding on this job: water had traveled under the LVP from the utility room through the entire first-floor layout before discovery — saturating the subfloor adhesive and wicking into the wall base across six spaces. The scope extended well beyond the utility room source.

Emergency response — source confirmed, water stopped
Crew arrived and confirmed the water heater as the source of loss. Water had spread from the utility room through the foyer and hallway into the open living, dining, and kitchen area. The LVP flooring across all six spaces was saturated and beginning to delaminate in multiple zones.
LVP and underlayment removal across all affected zones
All saturated LVP planks were lifted and removed throughout the first floor. Underlayment beneath the flooring showed visible moisture staining and early mold growth — confirming the water had been present long enough to begin biological activity beneath the surface before discovery. Planks and underlayment were bagged and removed from the property.
Wall base assessment and flood cuts
Moisture meter readings confirmed active wicking into the wall assembly at the floor-wall joint in the utility room, hallway, and foyer. Flood cuts were performed at the base of affected walls to open the wall cavity and expose the framing for drying. Baseboard material showing moisture absorption was removed.
Structural drying across all six spaces
Air movers were staged throughout the utility room, foyer, hallway, and open living area — directed at the exposed concrete slab and open wall cavities. LGR dehumidifiers were placed to manage ambient humidity across the full first floor. Daily moisture readings confirmed drying progress across all six zones and wall assemblies.
Daily monitoring and insurance documentation
Moisture readings were logged at each visit. Before-and-after photo documentation, flooring removal records, moisture mapping, and an adjuster-ready scope were submitted to the carrier. Documentation included the underlayment staining, wall base wicking, and the full flooring removal across all six rooms — ensuring the complete scope was supported under the claim.
H2O Restoration handles both mitigation and full reconstruction — including LVP flooring replacement, baseboard reinstallation, and drywall repair — so you work with one team from the first call through the final walkthrough.
A claim that covered more than it first appeared
The initial scope looked like a utility room floor replacement. Moisture mapping confirmed the water had traveled under the LVP across all six first-floor spaces and had begun wicking into wall assemblies in multiple rooms. Documentation of the underlayment staining, wall base moisture readings, and the full flooring removal expanded the documented loss to all 764 sq ft — ensuring the entire first floor was covered under the claim.

We came home to find the whole first floor soaked. I had no idea the water had gotten that far — it was all the way into the living room from the utility room. H2O showed up quickly, pulled all the flooring, and set up the fans the same day. They kept us in the loop the whole time and handled everything with the insurance company. Way less stressful than it could have been. Really grateful we called them.
