Flood damage saturates Cincinnati, OH

A flood event — compounded by years of chronic moisture intrusion — caused significant water damage across two finished basement units on Embassy Dr in Cincinnati, OH. Both units showed a 2-foot drywall cut at the flood line, stripped flooring, and exposed framing throughout. In Unit 2, the built-in wet bar had sustained structural rot and active mold growth at its base framing. H2O Restoration documented, scoped, and remediated both units together.

PROJECT OVERVIEW

WHAT HAPPENED

A flood event pushed water through both finished basement units on Embassy Dr, saturating vinyl tile flooring throughout and wicking moisture up into the wall assemblies along the full perimeter — by the time H2O Restoration arrived, flooring had been pulled in both units and drywall had been cut at the two-foot flood line, leaving framing, R-13 insulation, and electrical components exposed. In Unit 2, the built-in wet bar told a deeper story: the OSB substrate at the base of the bar framing had decayed well beyond what the acute event alone could explain — soft, darkened, and partially disintegrated at the sill — with active black mold established at the bar base, exposed sill plates, and perimeter framing, all hidden behind a vinyl panel still adhered in place. Unit 1's unfinished utility area had fared worse still, with a clogged floor drain, exposed overhead framing, and appliances left in place through the event. The pattern of structural decay and the extent of the mold colony made clear this was not the first time moisture had found its way in.
A key finding on this job: the degree of OSB decay and established mold colonization at the bar base are consistent with repeated moisture intrusion over multiple cycles — not a single flood event. The acute loss triggered the claim, but chronic moisture had been feeding deterioration well before the documented event. Proper documentation of these conditions was essential to supporting the full scope under the claim.

A CLOSER LOOK AT THE DAMAGE

Our process

Work completed

1

Assessment and documentation — both units scoped together

H2O Restoration assessed all affected areas across both units simultaneously — documenting moisture conditions, mold extent, structural damage at the bar framing, and the condition of the utility area in Unit 1. Thermal imaging was used to identify moisture migration beyond the visible flood line. Full photographic and written documentation was compiled for the insurance claim.

2

Mold remediation — containment, treatment, and clearance

HEPA containment with negative air pressure was established around the wet bar and all affected perimeter framing in Unit 2. Colonized OSB, sill plates, and framing were treated — visibly affected material was removed, remaining lumber was wire-brushed, HEPA-vacuumed, and treated with antimicrobial solution. All affected surfaces in both units received antimicrobial application followed by post-remediation clearance documentation.

3

Bar structure tear-out — full base assembly removed

The vinyl bar face panel was removed to expose the full extent of the OSB decay and mold colonization beneath. The deteriorated base assembly — OSB substrate, sill framing, and all contaminated material — was demolished and removed. Framing was inspected to confirm the extent of damage before rebuild planning commenced.

4

Structural drying across both units

LGR dehumidifiers and low-profile air movers were deployed throughout both units — prioritizing opened wall cavities, the concrete substrate, and remaining structural framing. Moisture readings were logged daily across all affected areas until assemblies returned to dry standard.

5

Insurance documentation and adjuster coordination

A complete moisture mapping report — with before-and-after documentation, mold extent records, structural findings at the bar framing, and a full scope of work — was submitted to the carrier. The chronic intrusion finding was documented separately to support full scope coverage beyond the acute flood event.

H2O Restoration handles both mitigation and full reconstruction — including flooring replacement, drywall repair, bar rebuild, and paint — so you work with one team from the first call through the final walkthrough.

A scope that covered more than it first appeared

Initial visual assessment suggested the loss was limited to the flood line cut and flooring removal. Structural inspection of the wet bar revealed advanced OSB decay and active mold colonization that had developed over multiple moisture events prior to the acute loss. Proper documentation of the bar framing condition, chronic moisture evidence, and full perimeter wall treatment ensured the complete scope was supported under the claim — covering both units across 1,647 sq ft.

"Honestly did not know how bad it was until they pulled that bar panel off. We thought it was just the flood but there was mold all behind it and the wood was completely rotted out. They took care of everything, kept us in the loop the whole time, and made sure the insurance covered both units. Really glad we called them first."
