A tenant at Vendome Place called after noticing a persistent musty odor and soft spots near the baseboard — the kind of warning signs that usually mean moisture has been building inside a wall for weeks, not days — and when h20 Restoration arrived and opened the shared plumbing wall between the two units, they found an aging cast iron drain stack with a deteriorated fitting that had been slowly leaking, sending water down through the cavity and wicking laterally into the drywall on both sides, while a gap in the building envelope above had allowed birds to nest in the ceiling framing bay directly in the leak path, retaining moisture and accelerating wood deterioration; by the time the crew finished mapping the damage, mold colonization was confirmed on drywall back paper and framing members in multiple locations across both apartments — all of it invisible to either tenant until the walls came open.
The leak originated inside a shared wall cavity — completely invisible to both tenants. By the time it was reported, moisture had already spread across 948 square feet in two units. A bird nest found in the ceiling void above Unit 1 added a secondary contamination source that had to be addressed under mold protocol before any drying equipment could be set.
