WHAT HAPPENED

A slow,undetected leak at the base of the water heater in the utility room of this Crescent Springs, KY unit allowed clean water to gradually saturate the LVP flooring beneath the appliance and spread outward — seeping under wall plates into the foyer, hallway, and adjacent spaces until, when the flooring was finally pulled up, visible black mold colonization was found on the underside of removed planks, on the baseboard backing material, and in the corner wall framing of both the utility room and foyer, with significant water staining and adhesive damage across the full concrete subfloor extending well beyond the water heater's immediate footprint.
Water had silently migrated far beyond the visible leak zone — traveling under wall plates and saturating flooring in the foyer, hallway, and entry corridor. Mold was discovered on removed trim backing and in wall framing corners, requiring antimicrobial treatment before any reinstallation could begin.

Full Flooring Removal — Utility Room, Foyer, Hallway & Adjacent Areas

All water-damaged LVP flooring was removed across the full 764 sq ft affected footprint. Moisture readings were taken at multiple points across the subfloor and along all adjacent walls. Thermal imaging confirmed water had migrated significantly beyond the water heater's immediate vicinity — extending through the foyer corridor and into the hallway.

Mold Remediation — Trim Backing, Wall Framing & Subfloor Corners

Black mold was identified on the underside of removed LVP planks, on wood baseboard backing material, and in wall framing corners of the utility room and foyer. Affected trim and framing was removed, treated with EPA-registered antimicrobial solution, and the area was HEPA-vacuumed and fogged before containment was cleared.

Structural Drying Across All Affected Spaces

Six low-profile air movers and LGR dehumidifiers were deployed across all five affected spaces — directing airflow at the concrete subfloor, exposed wall cavities, and open framing. Daily moisture readings were logged across every space until all readings reached dry standard. Wall cutouts at the base of the foyer allowed drying to reach behind the baseboard line.

Subfloor Prep — Adhesive Removal & Surface Leveling

Residual adhesive from the original LVP installation was ground and scraped from the concrete subfloor across the full scope area. High spots were sanded and low spots were leveled with floor leveling compound to ensure a flat, clean substrate for the new flooring installation.

New LVP Installation — Dark Gray Plank Throughout

New luxury vinyl plank flooring in a dark gray wood-tone finish was installed across all restored spaces — utility room, foyer, hallway, and the affected portions of the living room and dining area. Fresh white baseboards were installed throughout to complete the restoration. The water heater was repositioned on a protective platform pad.

Daily Monitoring & Insurance Documentation

Moisture readings were logged daily across all eight drying points until dry standard was confirmed. A complete moisture-mapping report with before and after photo documentation and a room-by-room scope of work was submitted to the insurance carrier. All affected contents and appliances were documented at the time of loss.

The initial visible scope appeared limited to the utility room. Moisture mapping revealed water had migrated into every adjacent space — the foyer, hallway, and entry corridor. Thermal imaging, moisture logs, and mold documentation ensured the full scope was covered under the claim, including flooring replacement, mold remediation, and baseboard restoration.
