WHAT HAPPENED

A leaking ABS-to-PVC drain stack coupling in the 2nd floor bathroom had been sending water through the floor assembly long enough to fully saturate the kitchen ceiling below — spreading laterally across joist bays, cracking and delaminating plaster well beyond the drain footprint, and staining the exposed framing with the dark discoloration of an extended or recurring leak. When H2O Restoration arrived, pinless moisture readings of 306 and 194 confirmed saturation across two separate zones of the kitchen ceiling, both far above dry standard, and the opened hallway wall on the 2nd floor revealed the Fernco coupling with visible debris accumulation at its base — putting the origin beyond doubt and giving the insurance file exactly what it needed.

Crack pattern was documented and mapped against the floor plan to determine the full migration boundary.

Leak origin confirmed — 2nd floor drain stack

Wall access was opened in the 2nd floor hallway to expose the drain stack. The ABS-to-PVC transitional coupling (Fernco) was identified as the leak source, with visible debris and mineral accumulation at the base of the fitting. Findings documented with photos for insurance and plumbing contractor hand-off.

Ceiling demo and cavity access

Damaged ceiling sections were opened to expose the full joist bay. Exposed framing showed significant dark staining across multiple joists — consistent with extended or recurring moisture, not a single acute event. Contents and kitchen protection

A scope that grew from what the ceiling showed

The crack pattern and discolored framing indicated the leak had been active well before any surface damage was apparent.
