Emergency Response & Source Identification
Technicians arrived and began in the basement — where the ceiling damage had first been noticed — then used thermal imaging to trace the moisture migration path upward through the floor assembly back to the bathroom above. The supply line serving the tub was identified as the leak source. Water was confirmed to have traveled vertically through the stud cavity and laterally across the basement ceiling, spreading the affected zone well beyond the bathroom footprint.
Full Water Extraction — Basement Carpet
Truck-mounted extraction equipment was used to pull standing moisture from the basement carpet across the full 527 sq ft space. A carpet wand extractor addressed saturated zones near the ceiling drip points. Moisture readings were taken at multiple depths — carpet surface, pad, and subfloor — to confirm extraction was complete before drying equipment was placed.
Wall & Ceiling Openings — Moisture Documentation
Controlled openings were cut in the bathroom wall behind the tub surround and in two basement ceiling locations to expose the full extent of water migration. A moisture ruler was used at each opening to document depth of penetration into the framing for the insurance claim. PVC supply lines were photographed in place and the saturated stud bays were measured and logged before any drying equipment was placed.
Contents Protection & Move-Out
Electronics, hobby equipment including a 3D printer, and boxed goods on the basement floor were assessed for moisture exposure and moved to dry areas of the space. At-risk items were documented and photographed for the contents portion of the insurance claim. The floor was cleared to allow full carpet extraction and drying equipment placement.
Structural Drying — Both Floors Simultaneously
Low-profile air movers and LGR dehumidifiers were placed in both the bathroom and basement to run simultaneous drying programs. Wall cavity drying systems were inserted through the controlled openings to direct airflow into the stud bays between floors. Daily moisture monitoring was conducted at all reading points until both floors returned to dry standard across the full affected area.
Daily Monitoring & Insurance Documentation
Moisture readings were logged at every measurement point across both floors until all readings confirmed dry. A complete documentation package — including moisture ruler measurements, thermal imaging captures, before/after photos, and a full adjuster-ready scope of work — was compiled and submitted to the carrier. The scope was scoped to hand off to the reconstruction team for drywall, ceiling repair, carpet replacement, and bathroom wall restoration.
