Emergency response — on site within 59 minutes
Crew arrived to find the supply line shut off but standing water still present in the bathroom, hall, and spreading into the living room. The hardwood floor in the living room was already visibly buckling. Thermal imaging and moisture meters were deployed immediately across all eight spaces to establish the full scope before any equipment was placed. Moisture readings confirmed Class 3 conditions — walls and floors wet — throughout the entire footprint.
Full-home water extraction — all flooring types simultaneously
Truck-mounted and portable extractors removed standing and absorbed water from the bathroom tile, hall LVP, living room hardwood, primary bedroom carpet, and concrete slab across both secondary bedrooms. A carpet wand extractor was used on the saturated primary bedroom carpet. Moisture readings were taken at the door thresholds and along migration paths to assess spread before drying equipment was staged.
Controlled demolition — drywall removal at floor level, all rooms
Drywall was cut and removed at floor level across all affected rooms — primary bedroom, both secondary bedrooms, hall, laundry room, and bathroom — exposing the wall framing cavity for direct drying access. The living room, where hardwood flooring had already buckled and was beyond salvage in the affected zone, had flooring pulled to expose the subfloor beneath. All demolished materials were documented and removed from the home.
Structural drying — all eight spaces simultaneously
LGR dehumidifiers and low-profile axial air movers were distributed throughout all eight affected spaces — prioritizing the wall cavity framing exposed by drywall removal, the subfloor beneath the living room hardwood, and the concrete slab in the two secondary bedrooms. Air movers were directed into open stud bays to accelerate cavity drying. Equipment positions were adjusted daily based on moisture readings.
Contents assessment and documentation — all rooms
Furniture, clothing, electronics, and personal items across all rooms were assessed for water contact and at-risk items were elevated or moved to dry areas. Contents at floor level in each bedroom — which had been in contact with standing water — were documented photographically for the insurance claim. The at-risk contents inventory was submitted as part of the adjuster scope.
Daily monitoring and insurance documentation
Moisture readings were logged daily across all monitored points — framing, subfloor, slab, and remaining drywall — in all eight spaces until every reading returned to dry standard. A complete moisture mapping report, before-and-after photo documentation by room, and an adjuster-ready scope of work covering the full whole-home loss were submitted to the carrier, including flooring replacement, drywall reinstallation, and bathroom reconstruction.
