All three occupied bedrooms photographed and inventoried item by item before any structural work began. Fragile items including an extensive Lego and Star Wars display collection and electronics were individually wrapped and packed. All contents transported and stored off-site in climate-controlled storage pending reconstruction completion.
Water extraction and flooring removal
Affected carpet and pad removed from bedroom areas following pack-out. Water extraction performed at subfloor level. Bathroom tile assembly removed in both upstairs baths to expose the substrate and allow complete drying of the floor-ceiling assembly below.
Structural drying across all spaces
LGR dehumidifiers and air movers deployed across both floors simultaneously. The 1st-floor hardwood dining room was monitored daily with targeted low-profile air movers to bring moisture content to dry standard without cupping or finish damage. Daily moisture logs flagged every location and submitted to the carrier throughout.
Daily monitoring and insurance documentation
Moisture readings logged daily across all five affected spaces until all readings reached dry standard per IICRC S500. A complete moisture mapping report, before-and-after photo documentation, and an adjusted scope of work were submitted to the carrier. Full bathroom reconstruction and contents return
Both upstairs bathrooms fully rebuilt: waterproof membrane, large-format tile surrounds, quartz vanity countertops with undermount sinks, new white cabinetry, brushed nickel fixtures, and fresh paint. All packed contents returned per the documented inventory and placed by the crew. Final walkthrough completed with the homeowner before sign-off.
