WHAT HAPPENED

Water entered through a failed chimney or flashing assembly at the roofline and tracked down inside the exterior masonry wall — a combination of CMU block and brick — directly behind the custom built-in bookcase and cabinet wall of the first-floor office. The water migrated through the wall cavity and into the ceiling assembly, presenting at two locations: a smaller square cutout at center ceiling and a larger opening at the crown molding corner where the ceiling had begun to fail. Because the entry path ran behind the built-in cabinetry, the drywall backing behind the upper shelves had to be removed to expose and access the CMU wall and framing beneath — work that required careful coordination around the built-in structure to avoid damaging the cabinetry itself. All office contents, hardwood floors, and furniture were wrapped in plastic sheeting prior to demo work, and an air mover was deployed in the cavity while drying progressed. The rest of the home — including a recently renovated kitchen with marble island and the formal dining room — was unaffected and fully documented as outside the loss scope.
The defining challenge on this job was the access problem: the moisture intrusion path ran directly behind a full wall of custom built-in cabinetry. Getting to the exterior CMU wall to dry and assess it required removing the drywall backing from inside the built-in bays — precise work in a high-value room — without disturbing the cabinetry structure, hardwood floors, French doors, or crown molding surrounding it.

Inspection and migration path traced — chimney to ceiling

Full inspection of the office ceiling, wall surfaces, and exterior wall assembly. The two ceiling penetrations were documented and the water migration path was traced from the ceiling openings back to the exterior wall cavity behind the built-ins. The chimney and roofline flashing were identified as the primary entry point and flagged for roofing contractor follow-up.

Full contents protection — office and closets

All office furniture, books, desk items, lamps, and personal contents were wrapped in plastic sheeting and protected in place or moved to a safe zone within the room. Hardwood floors were covered with floor protection material across the full work area. Adjacent closet contents were documented and assessed.

Built-in access — drywall backing removed within shelf bays

The drywall backing panels within each bay of the built-in bookcase were carefully removed to expose the exterior CMU wall and framing studs behind. The cabinetry structure, shelving, and cabinet doors were preserved intact throughout this process. The exposed masonry wall and framing were inspected, photographed, and documented for the insurance scope and structural assessment.

Ceiling demo — two openings

Ceiling sections at both penetration points were opened to allow access and airflow into the ceiling assembly. The opening at the crown molding corner — where the ceiling had partially failed — was extended to clean, dry material. All demo was performed with the crown molding and perimeter trim protected where possible.

Structural drying — wall cavity and ceiling assembly

Air movers were positioned to direct airflow through the open built-in bays and ceiling openings, drying the exterior wall framing, CMU block surface, and ceiling assembly. Daily moisture monitoring was conducted and logged. Drying equipment was staged down progressively as readings reached dry standard across all zones.

Reconstruction — ceilings, built-in backing, and finishes

Once the assembly reached dry standard, reconstruction began: new drywall ceiling sections installed, taped, mudded, and textured to match. Drywall backing reinstalled within each built-in bay. Crown molding and trim repaired where needed. All work staged around the family's continued use of the home, with the reconstruction phase completed while the rest of the 2,088 ft² space remained fully livable.

Full documentation and adjuster scope submission

Before-and-after photo documentation produced for all affected areas — ceiling openings, exposed CMU wall, built-in backing removal, and final reconstruction. Complete scope submitted covering mitigation, demo, structural drying, ceiling reconstruction, built-in restoration, and unaffected room boundary documentation.
