Initial assessment and moisture mapping — on site within 60 minutes
Technicians performed a full inspection of the basement, storage room, utility area, and below-grade bathroom, documenting all mold-affected surfaces, active seepage points, efflorescence deposits, and moisture readings at the block wall base on every wall. The bathroom ceiling was assessed separately for the secondary overhead leak source.
Containment setup and negative air pressure
Poly containment barriers established at entry points to isolate the basement and bathroom. HEPA air scrubbers placed on negative air to capture airborne spores generated during mechanical remediation of the block walls, and to prevent migration to the occupied floors above.
Mechanical mold removal from all cinder block surfaces
Wire brushing and mechanical abrasion performed on all mold-colonized block wall surfaces throughout the basement and bathroom. The porous nature of CMU block requires mechanical removal — surface treatment alone is insufficient when mold has penetrated the block mortar joints and surface voids.
Efflorescence removal and block surface preparation
All efflorescence (mineral salt deposits) was mechanically removed from affected block wall sections. Efflorescence must be removed prior to antimicrobial treatment and encapsulation, as the mineral layer prevents proper adhesion and can harbor residual moisture.
HEPA vacuuming and antimicrobial application
HEPA vacuuming of all treated surfaces to remove loosened mold material and debris. Antimicrobial solution applied to all affected block walls, floor/wall junctions, and the bathroom floor and wall base throughout both spaces.
Bathroom ceiling — secondary leak assessment and drywall removal
The water-damaged bathroom ceiling was assessed, with the compromised drywall section removed to check for mold in the cavity above. Moisture readings were taken in the ceiling void to determine the extent of the secondary leak's impact prior to reconstruction planning.
