WHAT HAPPENED
The unfinished main basement area — which houses the furnace, HVAC equipment, and water heater — was also affected, with moisture present on the concrete floor and exposed joist framing above. The finished spaces included a carpeted stairwell corridor, two larger rooms, a small room, and a paneled hallway — all connected and all showing moisture migration from the utility space.

Emergency Category 3 response — on site within 59 minutes
Crew arrived in full PPE to active sewage conditions throughout the basement. The floor drain was confirmed as the source. The utility area, laundry room, and all finished carpeted rooms were assessed for contamination extent before any work began.
Category 3 extraction and contaminated material removal
All carpet and pad in the finished rooms were treated as Category 3 contaminated materials and removed per IICRC S500 protocol. Truck-mounted extraction removed standing sewage water from the utility area and laundry room concrete floors. Contaminated debris was bagged, documented, and removed from the property.
Flood cuts and wall panel base removal
Tongue-and-groove wall paneling showed visible wicking in the finished rooms and hallway areas. Flood cuts were made at 12" above the visible water line. The paneling base material was removed where saturation was confirmed by moisture meter, exposing the framing for drying and antimicrobial application.
Full antimicrobial treatment across all affected surfaces
All exposed framing, concrete, block walls, and subfloor surfaces were treated with EPA-registered antimicrobial solution. The HVAC system and furnace in the utility area were assessed and cleared before treatment was completed and equipment was restored to operation.
Structural drying and daily moisture monitoring
LGR dehumidifiers, air movers, and HEPA scrubbers ran continuously across all basement spaces. Daily moisture readings were logged for all framing, concrete, and paneling until dry standard was reached. A complete moisture mapping report and before-and-after documentation were provided to the insurance carrier.
