Emergency response — on site within 60 minutes

Crew arrived to find several inches of turbid, muddy standing water covering the full concrete floor of the 27'7" × 24'1" garage and the 21'3" × 22'9" screened porch — 1,205 sq ft in total. All at-risk contents were photographed in place before extraction began: the Corvette, Cub Cadet riding mower, treadmill, power tools, and stored equipment were each documented for the insurance file.

Full water extraction — truck-mount and portable units

A truck-mount extractor and portable wet/dry vacuum (Hercules) were used to remove all standing water across both structures. The muddy, sediment-laden water was classified as Category 3, triggering full contents documentation and structural assessment protocols. Extraction continued until no pooling remained anywhere on the concrete slab.

Contents assessment and documentation

All contents at risk were inventoried and photographed at floor level — the Corvette tires submerged in water, the Cub Cadet mower, the treadmill elevated on a platform, and all hand tools and power equipment. The tide line visible on the lower wood wall sheathing around the garage perimeter was measured and photographed as evidence of flood depth for the adjuster file.

Structural drying across both structures

A KleenRite commercial dehumidifier was staged in the center of the garage and a Hercules extraction unit positioned in the screened porch to begin drawing moisture from the concrete slab and the lower wall sheathing. Moisture readings were taken at the concrete floor, wall framing, and wood sheathing to establish the drying baseline across all 1,205 sq ft.

Daily monitoring and insurance documentation

Moisture readings were logged daily across the slab, wall sheathing, and framing of both structures until all readings returned to dry standard. A complete scope of work — including extraction, structural drying, contents documentation, and wall sheathing assessment — was compiled with before-and-after photos and floor plan measurements and submitted to the carrier.
