Groundwater entered the finished basement at Windsor Court and inundated all three areas of the lower level — a dedicated sports room decorated with Cincinnati Reds, Bengals, UK Wildcats, and Ohio State decals and logos on a navy blue accent wall, flanked by oak shelving loaded with bobbleheads and collectibles; a large multi-use basement space used as a living and media area; and the connecting hall and bath. Standing water covered the epoxy-coated floors throughout, and the drywall at the base of every wall had absorbed moisture from the slab up, requiring a full flood-cut around the entire basement perimeter to expose framing and allow the walls to dry from the inside. The sports room was a particular concern — years of curated memorabilia, including bobblehead collections, framed items, and decal wall graphics, sat directly in the water's path on both sides of the room. Water was also found wicking into the bathroom walls and into the staircase base, extending the scope through every connected space on the lower level.
The scope on this job covered every finished space in the basement — three connected areas totaling 969 sq ft, with a full perimeter flood cut required throughout. The sports room contents were documented and protected as part of the loss, ensuring the memorabilia collection was accounted for in the insurance claim.

Emergency extraction — standing water removed from all three basement areas
H2O Restoration extracted standing water from the epoxy floors throughout all three connected spaces — the main basement, the sports room, and the hall and bath. The epoxy coating, while non-absorbent itself, had allowed water to pool against every wall and saturate the drywall at the base. All areas were extracted before any drying equipment was positioned.

Contents protection — memorabilia collection documented and secured
The sports room contained a significant personal collection — oak corner shelving units loaded with Cincinnati Reds, Bengals, and UK bobbleheads, decal graphics across the full navy blue accent wall, framed items, and additional collectibles throughout. All contents were inventoried, photographed at floor level and above, and documented for the insurance claim before demolition work began. Items at risk of secondary damage from the flood cut were repositioned.

Full perimeter flood cut — drywall removed at base of all walls throughout basement
A flood cut was performed around the full perimeter of all three basement areas — removing saturated drywall at the base of the walls to expose the framing, sill plates, and wall cavities. In the sports room, the cut ran along both sides of the navy accent wall. In the larger basement spaces, cuts ran the full length of each wall. The bathroom walls and staircase base were also cut where moisture had wicked up. OSB framing and sill conditions were inspected at each cut location and documented.

Structural drying — air movers deployed at every wall cavity opening
Low-profile air movers were positioned at every wall cut opening throughout all three spaces — directing continuous airflow into the exposed framing cavities and across the epoxy floor surface. LGR dehumidifiers were stationed in the main basement areas to pull moisture from the air. The bathroom and hall received targeted air movement at the base cuts and doorway thresholds. Equipment was run continuously and monitored daily.

Daily monitoring and insurance documentation
Moisture readings were logged daily at all cut framing locations across all three spaces. A complete moisture mapping report — with before-and-after readings, the full perimeter flood cut documentation, contents inventory for the memorabilia collection, and the three-room scope breakdown — was compiled and submitted to the carrier.
