WHAT HAPPENED
In the finished rooms, carpet had already been partially pulled back by the time H2O arrived — revealing the migration path across the slab. The beadboard wainscoting along the stairwell showed visible wicking at the base, and the wall cavity at the stair base was opened during assessment, revealing darkened, wet framing behind the finished wall. A section of ceiling drywall in the study area also showed moisture impact, suggesting vertical migration through the wall assembly. Personal contents — bookshelves, framed art, storage boxes — were present throughout and required documentation.

Emergency response — on site within 59 minutes
Crew arrived to standing water on the VCT tile stairwell landing and active moisture migration into the carpeted finished rooms. Initial thermal imaging confirmed the water had spread significantly further than the visible surface water — reaching well into both the rec room and study beyond the visible wet line.
Full extraction — tile, carpet, and slab
Truck-mounted and portable extraction removed standing water from the VCT tile stairwell and hallway. Carpet extraction in both finished rooms removed absorbed moisture from the carpet face, pad, and slab surface. Moisture readings were taken at every threshold and room transition.
Flood cuts — stairwell wainscoting and wall cavity
Beadboard wainscoting along the stair walls showed moisture wicking 12"+ above floor level. Flood cuts were made at the base of the wainscoting and the wall cavity at the stair base was opened for inspection. Wet framing was documented and dried in place with targeted air movement before any reconstruction.
Contents documentation and protection
Built-in bookshelves in the study contained books, framed artwork, and storage boxes at floor level — all documented as at-risk contents for the insurance claim. Items were moved, photographed, and inventoried. Damaged contents were separated and documented prior to any drying or reconstruction work beginning.
Structural drying and daily moisture monitoring
LGR dehumidifiers and air movers were distributed across all four affected spaces. The slab was addressed with low-profile units to accelerate concrete drying. Daily moisture readings were logged across all surfaces until dry standard was reached, with a full moisture mapping report submitted to the insurance carrier.
