PROJECT OVERVIEW

WHAT HAPPENED

A pressurized supply line — likely the dishwasher or under-sink connection — failed and saturated the cabinet base and subfloor of the kitchen. Moisture meter readings inside the cabinet reached 99.9% (maximum scale) on the Extech MO290 pinless meter, confirming full saturation of the particleboard cabinet floor. Water migrated through the subfloor and floor joist cavity into the finished drop-ceiling basement directly below, staining and warping multiple 2×2 ceiling tiles and darkening exposed wood framing. A separate bedroom on the main floor showed visible wet patterning in the carpet consistent with lateral migration through the subfloor.
Moisture had reached 99.9% saturation inside kitchen cabinetry and migrated vertically into the basement ceiling structure. The scope extended well beyond the initial kitchen footprint — affecting the basement rec room and an adjacent main-floor bedroom.

A CLOSER LOOK AT THE DAMAGE

Our process

Work completed

1

Emergency response — on site within 59 minutes

Crew arrived to active moisture conditions in the kitchen, cabinet base, and basement ceiling. Initial moisture readings confirmed the scope had extended beyond the kitchen into the structural subfloor and finished basement below.

2

Full water extraction — kitchen tile, subfloor, and basement carpet

Truck-mounted and portable extraction removed standing and wicked moisture from tile grout lines, the saturated cabinet base, and bedroom carpet. Moisture readings taken at every threshold and migration point.

3

Ceiling tile removal and joist assessment

Damaged drop-ceiling tiles were removed to expose the floor joist cavity above the basement. Wood framing showed visible darkening and saturation. Affected tiles were documented and removed from the grid to allow airflow and drying access.

4

Structural drying across all affected spaces

LGR dehumidifiers and low-profile air movers were deployed in the kitchen, basement rec room, and bedroom simultaneously. Targeted drying addressed the subfloor, joist cavity, and carpet pad to prevent secondary mold growth.

5

Daily monitoring and insurance documentation

Moisture readings were logged daily across all affected areas until readings returned to dry standard. A complete moisture mapping report, before-and-after photo documentation, and an adjuster-ready scope of work were submitted to the carrier.

A claim that covered more than it first appeared.

Initial scope appeared limited to the kitchen. Moisture mapping confirmed water had migrated into the basement ceiling structure and adjacent bedroom carpet. Proper documentation of the migration path ensured the full scope was covered under the claim.

"Honestly wasn't even sure it was worth calling — I thought it was just a small leak under the sink. Glad I did. They showed up fast, found water in my basement ceiling and bedroom carpet that I had no idea about. The guys were professional, explained everything as they went, and handled all the insurance paperwork. Didn't have to deal with any of the back-and-forth myself. Really can't say enough good things."
