Emergency assessment — full 3-floor moisture mapping
Crew arrived to find the kitchen ceiling partially collapsed and significant moisture damage across the 1st and 2nd floors. The leak source was traced to the 2nd floor bathroom. An on-site generator was brought in to power equipment throughout the building, and moisture mapping was completed across all four floors to determine the full scope.Crew performed comprehensive moisture mapping across all three floors using pinless meters. Readings of 1000 confirmed active saturation at 1st-floor ceilings. Thermal imaging used to locate hidden moisture pockets within wall and ceiling assemblies. Full documentation submitted to the insurance carrier before any demo began.
Containment and PPE protocol — Category 3 conditions
Given the extent of black mold and long-term contamination, full negative air pressure containment was established on all three floors. Technicians worked in N95 and full-face respirators. HEPA air scrubbers ran continuously throughout demolition phases.
Demolition — plaster ceilings, lath walls, and flooring
Complete ceiling demolition on the 1st floor — all plaster-and-lath removed to expose joists. Wall systems stripped to original wood framing throughout affected rooms. 2nd-floor bathroom ceiling removed including all collapsed and mold-bearing material. All debris double-bagged and removed under containment protocol.
Mold remediation — structural framing, all floors
HEPA vacuuming and EPA-registered antimicrobial treatment applied to all exposed joists, studs, plates, and sheathing across all three floors. Heavily colonized framing members documented and flagged for replacement. Cavity air scrubbing run continuously during all treatment phases.
Structural drying — all spaces, daily monitoring
LGR dehumidifiers and high-velocity air movers deployed throughout the basement, 1st floor, and 2nd floor simultaneously. Daily moisture readings logged until all readings reached dry standard per IICRC S500. Before-and-after moisture maps submitted to the carrier with daily logs.
Reconstruction — drywall, kitchen, and finish work
With mitigation sign-off complete, reconstruction began: new drywall installed on 1st-floor walls and ceilings, kitchen backsplash tile reinstalled, plumbing repaired. Flooring prep and subfloor leveling performed ahead of new floor installation. Full project managed by one team from first call through final walkthrough.
