Multi-Floor Assessment & Source Identification
Upon arrival, H2O Restoration conducted a systematic top-down assessment — beginning with the first-floor kitchen and dining area as the suspected source zone, then moving through the basement to map the full extent of moisture migration and mold colonization. The slow leak originating in the kitchen was confirmed as the source of the prolonged moisture intrusion that had saturated the plywood ceiling panels, structural framing, and finished wall surfaces in the basement below. A full on-site documentation command was established to scope both floors simultaneously.
Containment Setup & Negative Air Pressure
Prior to any demolition, full negative air pressure containment was established in the basement to prevent mold spores from becoming airborne and migrating to unaffected areas of the home. HEPA air scrubbers were deployed throughout the affected basement spaces and the first-floor kitchen zone. Crew entered all active mold areas in full PPE for the duration of remediation work.
Mold Remediation — Walls, Framing & Ceiling Panels
Affected drywall sections were removed throughout the recreation room, bedroom, closet, and wet bar — exposing the framing assembly behind the visible mold growth. Stained and colonized framing members were treated with IICRC-approved antimicrobial solution and documented for the insurance carrier. The plywood ceiling panels, which showed full-surface moisture staining and active mold colonies in multiple locations, were removed to expose and treat the structural joist assembly above. The wet bar sink cabinet cavity — identified as a secondary colonization point — was fully opened and remediated.
Source Repair Coordination — First Floor Kitchen
The moisture source on the first floor was flagged and documented for plumbing repair prior to any reconstruction. H2O Restoration coordinated with the homeowner on source mitigation sequencing to ensure that no reconstruction work was initiated in the basement until the first-floor moisture intrusion was fully resolved — preventing recurrence of mold growth behind any newly installed materials.
Structural Drying Across Both Floors
Following mold remediation and demolition, LGR dehumidifiers and air movers were positioned throughout all affected basement spaces and the first-floor kitchen zone to drive residual moisture from the structural framing, subfloor, and concrete slab. Daily moisture readings tracked drying progress in the framing members and wall assemblies until all materials returned to an acceptable moisture content for reconstruction.
Full Two-Floor Insurance Documentation
A complete documentation package was assembled covering both floors — including mold mapping photographs, framing condition reports, demolition scope records, antimicrobial treatment logs, and moisture drying charts. Separate adjuster-ready scopes were prepared for the basement remediation and the first-floor source assessment, ensuring the full extent of damage was captured for the insurance claim without requiring the homeowner to manage two separate documentation processes.
