Initial Assessment — Surface to Cavity
Crew arrived and immediately noticed that the visible surface conditions across all four rooms — carpet, walls, ceiling — showed almost no indication of the problem below. A small dark spot at the baseboard in one bedroom prompted a moisture reading and then a targeted flood cut. What was found inside the wall cavity changed the entire scope of the job: heavily colonized OSB sheathing, saturated bottom plate, and active mold spore growth on structural framing across the full lower wall assembly.
Contents Relocation & Closet Documentation
Both bedrooms and the walk-in closet were actively occupied with furniture, clothing, shoes, and personal belongings — all within inches of a contaminated wall cavity. All contents were carefully relocated and inventoried before any demolition work began. Clothing in the walk-in closet was assessed for potential contamination exposure and documented for the insurance carrier.
Carpet Removal & Flood Cuts Across All Four Spaces
Carpet and padding were removed throughout the primary bedroom, second bedroom, walk-in closet, and hallway — exposing the subfloor for moisture assessment and drying. Flood cuts were made along the baseboard line in all four spaces to open the lower wall cavities for direct airflow. The extent of the mold colonization inside the walls confirmed the cuts needed to extend across all wall runs, not just the section where the original visible spot appeared.
Mold Remediation — OSB, Bottom Plate & Framing Treatment
Contaminated OSB sheathing sections were removed and documented. Remaining framing members showing active mold colonization were treated with IICRC-approved antimicrobial solution and allowed to dry before any reconstruction. HEPA air scrubbers with negative air pressure containment were run throughout remediation to prevent spore migration into the unaffected areas of the home.
Structural Drying — Subfloor, Framing & Wall Cavities
Multiple yellow axial air movers were staged along the flood cut line in every room, directing high-velocity airflow directly into the open wall cavities and across the exposed subfloor. The LGR dehumidifier was positioned in the hallway to serve as the central drying hub for the bedroom wing. Daily moisture readings tracked progress in the OSB, bottom plate, and subfloor assemblies until all materials reached dry standard.
