Full-Structure Assessment & Scope Mapping
Technicians completed a floor-by-floor assessment of all 2,077 sq ft, using thermal imaging and moisture meters to map active moisture zones through subfloors, wall cavities, and the stairwell plaster assembly. Orange spray-paint boundary marks were placed throughout the structure to document confirmed loss areas for the insurance adjuster and reconstruction contractor before any demolition began. All three floors were assessed simultaneously to identify vertical migration paths between levels.
Mold Testing — Subfloor & Wall Cavities
Black mold growth confirmed visually on subfloor sections across the second floor was tested and documented prior to demolition. Additional mold testing was conducted in wall cavities at the stairwell and at baseboard-level openings on all three floors where moisture had concentrated. All positive test locations were photographed and logged for the insurance carrier before antimicrobial treatment began.
Full Demolition — Flooring, Subfloor, Plaster & Framing
Working in full PPE with HEPA air scrubbers running on all three floors, crews demolished and removed all compromised flooring and subfloor sections across the structure. The catastrophically rotted OSB sections — including one section so saturated it had fully delaminated and crumbled — were removed and documented as structural losses. Plaster walls throughout the stairwell were stripped to lath. All demolished material was removed and hauled off the site.
Antimicrobial Treatment — All Affected Surfaces
Following demolition, all exposed framing, joists, subfloor edges, and masonry surfaces that had been in contact with moisture were treated with antimicrobial solution. The stairwell walls were treated from floor to ceiling. Treated surfaces were allowed to dry and re-tested before structural drying equipment was placed to confirm mold was not present on any remaining structural members.
Structural Drying — Three Floors Simultaneously
LGR dehumidifiers and low-profile air movers were distributed across all three floors to run a coordinated drying program. Daily moisture readings were logged at all measurement points throughout the structure. Drying continued until every floor returned to dry standard before the reconstruction scope was confirmed and handed off to the rebuild contractor.
Full Insurance Documentation Package
A complete before/after documentation package was compiled for the carrier — including mold test results, moisture mapping across all three floors, thermal imaging captures, scope-mark photos, structural loss measurements, and a full adjuster-ready scope of work itemized by floor. The package supported the full rebuild scope including subfloor replacement, plaster remediation, framing repair, and finish restoration throughout the structure.
