WHAT HAPPENED
A plumbing supply line failure in the unit above allowed water to pool in the ceiling cavity of this first-floor bathroom at Mount View Drive in Paris, KY. By the time it was discovered, the drywall ceiling had fully saturated and partially collapsed, exposing the framing, insulation, and PVC supply and drain lines running through the joist bays above. Photos show a large section of ceiling removed to reveal the structural cavity, saturated and darkened subfloor material being pulled from above, green painter's tape marking the drywall cut lines, and an air mover already running on the floor next to the tub while crews worked overhead on a ladder — all consistent with a rapid-response emergency demolition and drying deployment.

Emergency response and damage assessment
Crew arrived to find the bathroom ceiling partially collapsed and the remaining drywall fully saturated. Thermal imaging and moisture meters confirmed water had spread across the entire ceiling cavity, soaking the insulation and wicking into the subfloor decking above. The source — a supply line in the unit above — had already been shut off prior to arrival.

Containment and surface protection
Plastic sheeting was laid over the vanity, toilet, and floor to protect fixtures and the luxury vinyl plank flooring from demolition debris. Green tape was used to mark cut lines on the ceiling prior to saw work, keeping the demo controlled and damage limited to the affected area only.

Full ceiling demolition and cavity inspection
All saturated drywall was removed from the ceiling, exposing the full joist cavity. Wet insulation was pulled and discarded. The subfloor decking above — visibly darkened and soft from saturation — was inspected and documented. PVC supply and drain lines running through the cavity were checked for additional leak points.

Structural drying of exposed cavity
With the ceiling fully open, an air mover was deployed at floor level to push airflow up into the joist bays, paired with an LGR dehumidifier to capture moisture leaving the framing and subfloor above. Daily moisture readings were taken at the joists, subfloor, and surrounding walls until all materials returned to acceptable dry standard.

Before-and-after photo documentation, moisture mapping readings, and a line-item scope of work were submitted to the carrier. The scope included emergency demolition, structural drying, insulation removal, and full ceiling reconstruction — keeping the homeowner from having to manage multiple contractors.
