Source identification and containment
The utility closet pipe penetrations were identified as a primary moisture pathway — HVAC flue collars and PVC drain lines had failed foam sealant, allowing water to travel between floors. The CSST gas line pass-through in the garage ceiling was documented as an unsealed air and moisture corridor. Source was contained prior to drying operations beginning.
Structural drying across all three units
High-volume air movers and LGR dehumidifiers were distributed across Floor Plan 1 (hall/bath), all rooms in Floor Plan 2 (main unit), and the garage. Industrial fans already on-site were supplemented with additional equipment. Daily moisture readings were logged until all surfaces returned to dry standard.
Contents assessment and daily monitoring documentation
Contents at risk in the garage — shelving, tools, stored items — were inventoried and documented. Items in contact with moisture-affected surfaces were photographed and catalogued for the insurance claim. A complete moisture mapping report with before-and-after readings was compiled for the carrier at each daily check.
Remediation — ceiling removal and antimicrobial treatment
Delaminated and stained ceiling drywall was removed from all affected areas. The garage ceiling field showing organic growth was taken down to expose framing. HEPA vacuuming and antimicrobial treatment were applied to all exposed structural members. All pipe penetrations were resealed with fire-rated foam. Clearance testing was completed prior to reconstruction.
Reconstruction and final moisture verification
New 5/8" drywall was installed across all affected ceiling planes. Texture was matched to the existing finish throughout all three units. Door casing and trim in the main unit hall were restored. A final moisture scan was conducted across all units before project close-out to confirm readings had returned to acceptable dry standard.
